What property types are included?+
Residential sales including row houses, semi-detached homes, detached houses, condos, co-ops, multi-family buildings, mixed use properties, and conversions. Each record includes beds, baths, square footage, and year built where available.

How does DC transfer tax work?+
Washington DC charges a deed transfer tax of 2.2% on sales below $400,000 and 2.9% on sales of $400,000 or more. This applies to all residential property transfers and is typically split between buyer and seller. The full calculation is included in every PDF report.
Why are some sales excluded?+
Sales under $10,000 are filtered out as they typically represent ownership transfers between related parties rather than arm's-length market sales.
